Behind on payments? Sell before foreclosure in DFW
If you're behind on your mortgage in DFW, you may be able to sell before the foreclosure sale date, pay off the loan from the proceeds, and keep any equity left over. Call Tony at (817) 520-6056 as early as you can and have your notice and sale date handy. We'll walk through your options, including ones that don't involve selling to us.

How Texas foreclosure timing works (plain English)
Most Texas home loans are foreclosed non-judicially. Foreclosure sales happen on the first Tuesday of the month at the county courthouse, after the lender sends required notices (a notice of default and at least 21 days' notice of sale). The earlier you act, the more options you have. This is general information, not legal advice.
Options to look at first
- Call your lender's loss-mitigation department about reinstatement, repayment, forbearance or modification.
- Talk to a free HUD-approved housing counselor.
- If you'd rather sell, a cash sale or a quick listing can pay the loan off before the sale date if there's time.
Never pay anyone an upfront fee to "stop" a foreclosure.
How a pre-foreclosure sale with us works
We review your payoff, back payments and fees, look at the house, and show you a cash offer and a listing estimate. If you sell, the title company pays the lender at closing so the foreclosure is cancelled.
Questions sellers ask
Can I sell my house if I'm already in foreclosure?
Often yes, as long as the sale closes before the foreclosure sale and the payoff is covered. Tell us the sale date right away.
What if I owe more than the house is worth?
Then a regular cash sale may not work. A short sale with lender approval may be an option; Nick can explain how it works.
Are you investors or agents?
Both, and we tell you which hat we're wearing. Tony Sicilian buys houses for cash as an investor. Nick Sicilian is a licensed REALTOR® with BK Real Estate (TX #843880) and can list your house instead if that nets you more.
Do I have to accept your offer?
No. Every offer is no-obligation. You can compare it with a listing estimate or other buyers before you decide.
Do I pay commissions or closing costs on a cash sale?
No agent commission to you, and we cover normal closing costs. Your mortgage payoff, liens and back taxes are paid from the sale at closing.
Talk it through with Tony
Call or text (817) 520-6056. No obligation, and you're never pressured to accept an offer.
The Sicilian Brothers are real estate investors. When we buy, we buy for our own account and may resell for a profit. A cash offer is usually below what a fully repaired home could list for; that's why we also show you a listing estimate.
