How our cash offer works
Here's the whole process in one line: you call (817) 520-6056, Tony looks at the house and hands you a written cash offer that same day with the math shown next to a listing estimate, and if you accept, a Texas title company closes on the date you pick. Nothing is final until you sign, and you're never obligated to accept.

Short form. Tony calls you back, usually same day.
Step 1: Tell us about the house
Address, rough condition, any mortgage or liens, and your timeline. You don't need every detail yet.
Step 2: Walkthrough and same-day written offer
Tony walks the house with you, or with a neighbor or agent if you're out of state. No cleaning or prep needed. You get the written cash offer right there at the walkthrough, the same day.
Step 3: Your numbers, side by side
We show the after-repair value, the repair estimate and how we got to the offer, plus Nick's estimate of what a listing could net after commission and repairs, and a fix option. That way you can see the trade-off yourself.
Step 4: Close at a title company
If you accept, an independent title company handles the paperwork, pays off the mortgage and any liens from the proceeds, and sends you the rest. Ask about a short leaseback if you need to stay until your next home is ready.
How we decide on an offer
Investors buy to resell or rent, so our offer accounts for repairs, holding and selling costs and our profit. That's why a cash offer is usually below a retail listing price. If a listing clearly nets you more, we'll say so.
Questions sellers ask
How long does it take to get an offer?
Same day. Tony gives you the written cash offer at the walkthrough of the house.
Can I stay in the house after closing?
Yes, we offer short-term leasebacks so you can stay until your next home is ready and only move once.
What if I'm not sure I want to sell?
Call anyway. Sometimes the right answer is a repair plan or a listing, not a sale.
Are you investors or agents?
Both, and we tell you which hat we're wearing. Tony Sicilian buys houses for cash as an investor. Nick Sicilian is a licensed REALTOR® with BK Real Estate (TX #843880) and can list your house instead if that nets you more.
Do I have to accept your offer?
No. Every offer is no-obligation. You can compare it with a listing estimate or other buyers before you decide.
Do I pay commissions or closing costs on a cash sale?
No agent commission to you, and we cover normal closing costs. Your mortgage payoff, liens and back taxes are paid from the sale at closing.
Talk it through with Tony
Call or text (817) 520-6056. No obligation, and you're never pressured to accept an offer.
The Sicilian Brothers are real estate investors. When we buy, we buy for our own account and may resell for a profit. A cash offer is usually below what a fully repaired home could list for; that's why we also show you a listing estimate.
